HIGHLIGHTS

Citrine purchased a class A senior housing community totaling 106 private pay units. The community is made up of assisted living and memory care units and independent living townhomes. This is an opportunistic investment with significant in place cash flow.

Citrine purchased an off-market distressed note on a creative use building in Chicago's South Side. The Firm successfully negotiated settlement and foreclosure to obtain fee simple title of the property.

Citrine advised a California boutique hotel owner and manager on private equity structuring, financial modeling, and capital raising as the operator continued its growth trajectory.

Founder & President Lynn Jerath structured and raised a $100 million Opportunity Zone fund focused on industrial development in the Midwest.

Lynn Jerath owned, self-operated, and sold a hotel in suburban Detroit at a substantial profit. She created a management team to run day-to-day operations, completed value-add renovations, and optimally timed both the acquisition and disposition of the asset.

Citrine advised a blood platelet provider on its real estate space requirements and secured two locations for the company - Columbus, OH and suburban Chicago. These sites fit the company’s criteria of class A retail locations, specific size and space characteristics, middle to upper middle class demographics, and reasonable cost.
