Citrine acquired a 66-unit independent living community for adults 55+ through an exclusive off-market transaction with built-in upside. With strong occupancy and favorable demographic tailwinds, the firm is implementing capital and operational improvements to unlock performance and elevate the resident experience.
Off Market Senior Housing Acquisition
Citrine acquired a Class A senior housing community totaling 106 private-pay units, including assisted living, memory care, and independent living townhomes. This opportunistic investment offered meaningful in-place cash flow, successfully repositioning this community, doubling NOI and reaching occupancy, while also enhancing the living environment for residents.
Senior Housing Acquisition
Citrine purchased an off-market distressed note on a creative-use property. Through disciplined execution, the firm successfully negotiated settlement and foreclosure to obtain fee simple title, positioning the property for productive reuse and stronger community impact. Despite a challenging development climate after the fed began raising interest rates, Citrine was able to sell the telecom air rights at a 20X multiple and sell the building despite illiquidity in the market.
